Fed action pushes refis up 82%

Mortgage application volume jumped 48.1 percent last week following the Federal Reserve’s move to cut two key short-term interest rates, the Mortgage Bankers Association reported today.

According to MBA, the seasonally adjusted increase was led by an 82.2 percent spike in the index that tracks refinance applications, followed by a 10.6 percent gain in the purchase-loan index.  more…

Nightly real estate rates rise

Long-term mortgage interest rates gained sharply Monday, and the
benchmark 10-year Treasury bond yield grew to 3.56 percent.

The 30-year fixed-rate average climbed to 5.73 percent, and the
15-year fixed rate jumped to 5.22 percent. The 1-year adjustable rate rose to 5.45 percent.

The 30-year Treasury bond yield gained to 4.37 percent.

Long-term mortgage interest rates ended Wednesday mixed, and the
benchmark 10-year Treasury bond yield dropped to 3.34 percent.

The 30-year fixed-rate average held steady at 5.66 percent, while the
15-year fixed rate gained to 5.09 percent. The 1-year adjustable rate rose to 5.42 percent.

The 30-year Treasury bond yield slipped to 4.21 percent.

Dramatic drop in overnight real estate rates

Long-term mortgage interest rates fell Wednesday, and the
benchmark 10-year Treasury bond yield sank to 3.47 percent.

The 30-year fixed-rate average dropped to 5.96 percent, and the
15-year fixed rate plunged to 5.32 percent. The 1-year adjustable rate, however, climbed to 4.85 percent.

The 30-year Treasury bond yield decreased to 4.41 percent.

U.S. foreclosure starts hit new records

Loans entered the foreclosure process at a record rate during the fourth quarter, and things are likely to get worse before they get better, the chief economist for the Mortgage Bankers Association said today.

Although reductions in short-term interest rates have lessened the shock of interest-rate resets for many borrowers with adjustable-rate mortgage (ARM) loans, falling home prices are leaving more homeowners with little or no equity in their homes — and less incentive to keep up on their mortgage payments, said MBA Chief Economist Doug Duncan.  more…
